6. The title company performs all necessary title work.
7. Buyer funds the balance of transaction with cash.
8. The title is transferred to Buyer and the Buyer now owns the property.
9. In the event that the title transfer to the Buyer encounters impediments due to factors related to the Seller, the earnest money shall be promptly refunded to the Buyer..
